There are three spacious parlors on the main floor, perfect for large families, special events, and corporate retreats. The Manitou Green-Stone fireplace is the focal point of the Main Parlor, mirrored by a large bay window overlooking the town of Manitou Springs.
The formal Dining Room features a grand dining table for 12. Enjoy a beautiful Christmas dinner with family, or celebrate a special occasion, or inspire your team during a vibrant work session in this expansive and classic setting. The Kitchen Parlor welcomes all with seating for 14, a renovated kitchen, and extra large pantry.

Main Floor :
- The Grand Foyer – The centerpiece of the Mansion. Peer up the 3 story winding staircase, take in the grandeur of this magestic piece of architectural history.
- Formal Dining – Formal dining room for 12. Fireplace, luxury furnishings, China & Crystal table settings, and stained glass original windows.
- The Parlor – The main gathering space featuring rich leather couches, gold fixtures, a TV cabinet with a 4K Roku TV, all centered by the grand Manitou Green-Stone gas fireplace.
- Kitchen Parlor – Expansive casual dining area with seating for 14, open to the kitchen. The bright room serves as a common area for family and friends for meals, game night, work collaboration, or just relaxing with a cup of java from the coffee bar.
- Kitchen – A fully stocked Chef’s kitchen, ready to prepare a feast for all!
- Pantry – A massive walk in pantry featuring a full assortment of kitchen and catering supplies. For special events, this area serves as a catering kitchen.
- Game Room – Fully stocked game room for the kids to play, poker games, bridge, puzzles, and much more!
- Media Room – Cozy up in the media room and take in a movie on our 70″ 4K Roku TV with Sonos Sound. Pull out couch turns the media room into the 9th bedroom.
- Main Floor Powder Room – The main floor bath features and extra large tub.
- Main Garden – The landscaped front lawn features seating in our picturesque garden, to sit, relax and take in the sights and sounds of Manitou.
- Main Deck – The front of the home features an an expansive deck area, with seating and tables for 14.
- Back Garden – The tiered back yard offers multiple seating areas, natural gardens, views of Pikes Peak, and a 12 person hot tub.
2nd Floor:
- The Canon Suite & Nursery – This beautiful two-room suite offers one of the best views in the house! Grand King sized bed in the main room. The view from this Nursery bay window is of the cityscape on the mountainside, the front lawn, and garden, with a view of Manitou Avenue. An oversized twin-size daybed finishes the suite, providing for an additional guest or escape to a late-day nap. The bath features a claw-foot tub with a drenching rainfall shower. A large en-suite private bath with large scrollwork antique-style mirror above a pedestal sink.
- The Ruxton Room – The Ruxton Room features a plush king-size bed, in a large guest room format with floor to ceiling classic white wood walls and two wingback chairs form a comfy seating area. The large adjoining ensuite bath features a claw-foot tub with a drenching rainfall shower. Stained glass windows add beauty and privacy to the bright bathroom. Ruxton Avenue, named after Scottish adventurer Fredrick Ruxton, is the route to the Cog Railway Station as well as the Barr Trail trailhead leading to the summit of Pikes Peak.
- The Midland Room – This premium room is located in the front of the house looking out at the mountain views and Manitou Avenue. The warmth of wood invites you into this spacious room, decorated with an iron and wood king-size bed, wood bedside table, and a large wood dresser with mirror. A corner fireplace warms the room. Midland Avenue, just a couple streets behind The Avenue, in Manitou Springs is where the old Midland train station stood in 1887. The Avenue was built one year earlier in 1886, and the Midland Room is aptly named because it reflects the aura of a by-gone era.
- The Pawnee Room – A cozy two-room suite, features a Queen Bed, and is perfect for guests with children. The sitting room doubles as a kids bedroom, and features a Roku TV for entertainment.
Top Floor:
- The Manitou Suite – A luxury two-room king suite featuring a dark burl wood king bed, with luxurious pillow top mattress, and hotel quality linens. French doors divide the 2 large rooms. The suite’s newly remodeled bathroom has a spacious tiled walk-in shower. The Manitou Suite is the largest guest room, and is the perfect location for the Patriarch/Matriarch of the family, the Wedding couple, VIP’s, or special guests.
- The Osage Room – A signature room at The Avenue. Featuring a plush king-size bed with luxury linens and hotel quality pillows. Two oversized antique red velour chairs with an ottoman are tucked against the windows, a great place to kick up your feet, watch some TV, read a book or sip your evening wine. The third floor offers a deck with sitting area and incredible views.
- Pike Peak Room – Named after Americas Mountain, the famous Pikes Peak, this open and sunny room lives up to its namesake. Featuring a queen-size vintage black iron bed with luxury mattress and hotel quality linens. The cozy reading nook, filled with afternoon sunlight, tempts you to snuggle up to an inspiring view of the Colorado foothills. The private bathroom features a new high-profile sink, vanity, and flooring. This window overlooks the library garden.
